Her lease states that pets are not allowed, and there is a $500 fine for having a pet, plus a $20/day pet rent.  

The increased rent is due to pet fees.

The problem with helping make the mortgage payments is that any equity created would be in their estate and potentially subject to claims of medicaid liens should they have health issues later in life and eventually need to move into a nursing home.
