We've been doing consultation calls with local lawyers and almost all suggested creating a "parent" LLC, and then creating "sub" LLC's for each property my husband and I purchase.

Since most students have a whole lot of nothing from a financial perspective (nor is it expected), we always have a cosigner who is financially stable and has a solid credit score (normally a parent).

My fathers parents lived in one unit and his cousins parents lived in the other before passing it down. it is not separate condos and my sisters and I are the inheritors, my fathers wife has no children.

There are a lot of variations on this theme, but typically what happens is the seller contributes 5% to the "non-profit" who in turn uses 3.5% that money as a grant to the buyer for a down payment since FHA allows certain non-profits to donate toward a down payment.
