I have no debt other than a car loan, 780 credit across all the bureaus, however I can't get anyone to give me a loan. 

3.A 3 car garage can provide a value add when one of your tenants doesn’t want to park one of their cars outside.

I immersed myself in learning every equipment, how they work, price points, what was "un/cool", all the celebs in the industry, all the local top dogs, ect.I later became interested in tuner cars and street racing when I was 17.  

It cost an investor nothing to turn down deals all day so in the spirit of net working maybe some should put in perspective that you shouldn't complain about a wholesaler or a bird dog unless YOU want to go back to beating the pavement just be happy you're at the end of the funnel If I send you a thousand crap deals and you make 30,000 off one and you doing work didn't even start till you knew you would make money then be happy I'm a good wholesaler for you  Wholesalers get a bad name just like lawyers, car salesman, and mechanics.

"Low Balling" is something you do at garage sales and used car lots.

I can understand if it was a purchase made during better times, but the car loan is a pretty significant portion of your debt.  

But The tenants don’t park their cars there.

Another complained, presumably while waiting in their car "Why is my sushi taking so long.

Wholesalers that operate outside the laws in my opinion are worse than used car salesmen selling lemons.
