does not mean this will also happen to you.So this is what you do.YOU need to do a cost/deal calculation for every method for lead generation you are considering for your market.Now you know how much money you need IF you were to do DMM, or IF you were to do bandit signs.Now this is DATA, so you are not gambling much here.Then factor in the effort it takes and the time it takes for a deal.Bandit signs may be almost free but it is illegal and a LOT of effort and work, and again risk for hefty fines.DMM simply is a bad idea... so figure out what is feasible and then you go for that!

Your strongest position is to bill your Tenant as you normally do in addition to base rent and then file a 'Notice to Quit for Non-payment of Rent' this will be the most enforceable and quickest way to remove the tenant in most, if not all, states.

The tenants are using the FHA/HUD laws to circumvent the normal requirements.I knew about the ADA laws and have had tenants in wheel chairs/blind/deaf that truly needed a trained, certified dog, to help them with their daily functions.

You are taking a gamble because a bad tenant could cost you way more than appreciation, once you subtract out the transaction costs.

Normally it's pretty minimal (call it $500 in closing costs for the exact same rate), but the service/speed leaders gotta price to pay out overtime for 80 hours per week per employee.

@Kevin C.I read the "De Minimis Safe Harbor Election" allows you to expense everything that's $2500 and under for EACH rental property expense that would normally be depreciated.Refrigerators, oven ranges, washers, dryers etc are all each under $2500.

The as-build from architectural plans normally would not call out the type of Appliances/countertop/ backsplash/ tile/vanity.
