The 400k Unit (2bdr plus loft older unit great location) brings in around 40k with repeat renters and a minimal increase in nightly rates yoy as well as increase in value (looking at comps) of roughly $65k In 2 years (25-30k put in renovation so net 35-40).

I take what I like from some, toss what I don't like & forge my own version of the path.unless you have been there most dont' understand the dynamics of a sales meeting with agents.. in my day and that day was in the late 70s half the meeting was on sales techniques.. and how did we talk to this buyer or seller how did we close .. what pitch did you use..real estate does not just happen there are script that need to be followed that are tried and true.. just one line phrases in your delivery can make the difference of me blowing out of real estate at 18 or making 50k my first year in 1975 which was over the top in those days.

Asking them what strategies they work with will likely get you either some meaningless sales pitch or simply dead air. :-) And asking them for what overlays they have will get you the same thing.The people doing the loans won't typically know what guideline is a bank overlay and which one is fannie mae.

I think any qualified agent should be able to make a convincing pitch to a seller considering a limited service listing why it would be in their best interest to have an agent list, market, sell, and represent them with a full service listing instead.
