I pose as the landlord and not the owner to ease the difficult conversations but I struggle with offloading the work to GCs and handymen because I take so much pride in the condition of the properties and often prefer to be onsite to evaluate the needed repairs and/ or changes to the properties.Even just four properties ends up being a time drain on me at times.

If you are ok with 6-8% you can still find that.Flipping is not bad or impossible it is just hard to find deals that have enough meat on the bone to still turn a profit after covering all expenses.

I was curious if anyone on here could recommend a national or country wide lender that lends on a deal by deal basis (Yes I know, the better the deal the more likely-hood of them funding in the 2nd position) with ideal payoffs in the 3-6 months range.Secondly, I was curious if a Transactional lender would be an appropriate substitute since they are already in the short term lending game or if I would have the same issue of them not taking on a 2nd position unless the deal screamed "BUY ME" at em.Thanks and I look forward to reading your replies.

Traditional banks want 2+ years of tax returns when you have a small business so going through a conventional bank isn't a good option for me at this juncture.

I generally choose to pay for professionals to handle things for me (at least the first time) and then watch very closely and learn what all is involved to determine if worth handling myself thereafter.
