I was not really into REI when I began looking so I could have done better as far as getting more bang for my buck.

Last thing they want is trouble with you or the law over a few hundred bucks rent when they are usually dealing in the many thousands.  

Honestly, for 50 bucks monthly, I would pass this property for a couple of reasons.

Make sure to shop lenders around, as you get the biggest bang for your buck on your first purchase. 

Pray to whomever they want that they don't have to come to the closing with a check.Good luck In theory if those numbers are anywhere close to reality he might despite himself make a buck.

Like I said, some people would be very happy to throw a few bucks your way.
