Deals don't make sense unless you do something crazy like put 8 students in a single family :)  Yes I spoke with my local bak loan officer the other day and he said they are doing zero loans to finance purchase of rentals right now because the numbers don't work. 

As noted above, you need to be mindful of and verify local ordinances when renting by the room.

Check with local banks and small credit unions in the area.

That said I haven't come across many places that are meeting this rule unless I start dipping into D class neighborhoods which I've been advised to stay out of as a newer investor.

I’ve shopped around with a bunch of different skip tracers and what I’ve landed on for residential is using MLS data (Realist or Remine) or local County data to pull the lists.

They meet every month and it's great.
