How do you know you purchased an overall good deal? 

I have about 20 guys, I have done 100s and 100s of deals there along with thousands of repairs/renovations.

For example, he made a huge deal about a sublet in another apartment, which is none of his business.

I have been on the MLS researching different properties that can become my first deal but I have not made any offers.

Medium sized flipper here out of Minneapolis doing between 40-50 deals per year.

Mainly investors that have just completed their first out-of-state deal.

Regarding conventional loans- I have worked with a conventional lender that inspects small multifamily deals.

Verifying rental history often takes a long time to complete due to applicants not giving us correct landlord contact information, landlords not returning our calls or refusing to give us any details.We also deal with applicants trying to have family or friends pose as their landlords.

So does anyone have any advice on how to deal with them without having to spend thousands on legal fees?
