The last BRRRR I did of that size, was in 2021 when I bought a small single family for $20k, rehabbed for $10k (plus my own labor) and refinanced out $45k.

Keep it simple and use a single member LLC.Also, if you pass costs/losses to the S Corp side, I could see them being "trapped" or used within the S Corp which might not be so good.

You have $300 a month loss (again - ignoring mgmt and repairs) - you finish unit 3 in another month - by month 4 or 5 you have all three units renting for $900 a month - so you have $2700 a month coming in with a mortgage of $2100.
