I'd highly recommend reading this: https://caselaw.findlaw.com/pa-commonwealth-court/1882142.html if you're looking for that type of rental.I know many investors who "rent by the room" PER SE in Scranton, but all tenants are on joint and several lease for the home, but have "assigned rooms."

Normally or at least when I do a joint venture with a partner who is out of state or in state for that matter, ( just haven't had a partner in state yet ) then the partner who funds the property get the title in his name or his company's name ..
