Moving to Oahu, Hawaii (Hickam AFB) Advice needed

Hi BP,

I was just notified I will me moving to Ohau this Oct-Nov (2017). I am looking for a good location with a less than 45 min commute to Hickam AFB. Plan "A" is to find a duplex to house hack while I'm stationed there. Plan "B" is to find a value-add 3/4 bedroom in a good neighborhood with good schools. 

Where are the best schools?

Best area to commute from?

Good Neighborhoods?

Best places to find a Duplex or 4 bed SFR?

Best sites to learn about the local markets?

Are there any local REIA's?

What should I expect to pay per sq ft?

What are the current Cap Rates or NOI for small multifamilies there?
