We have established relationships with them and they trust us when we bring a deal to them or when we advise them on the next course of action with their current investments.Couple things I would say to you on this strategy. 1.

Newbies are very enthusiastic and want to take action but guru's also know that 99% of their students are never going to pull the trigger and close a deal.

Like @Michael Dumler, said you should have some capital to get started and this book walks through a framework for that.As already mentioned above, a house hack will probably be one of the best strategies for you to get started and take action while giving you a great return because of the low % down needed to get started.

What is the best plan of action for a new agent in a new market to take advantage of this demographic?   

Couple that with a class action lawsuit from stock investors and I think Opendoor will close its door pretty soon. 

The way I see it is you have stable 9-5 income, a growing investor mindset, and you took action. 

Take action.
