I'm sure this varies depending on location, but where I'm at there are plenty of quality tenants to be found without using the MLS.

But either should be able to do what you need as you obviously have plenty of equity. 

The bare minimum I'd need it to appraise for is 240,000ish to get my .75 Loan to Value and payoff the original loan (I understand I'll leave plenty of the rehab $ in this deal, still learning).

There are plenty of portfolio banks that would be happy to lend you money, especially since you seem like a seasoned investor.
