How do you successfully market YOUR property?

The lease on my rental will be coming up soon, and I'll be listing it myself this year. Last year I had the help of my agent. 

What do you do to make your rental listing stand out and be seen among all the other rentals you're competing with in your market? More specifically, are there any tips to make your listing pop up in more searches, or be the first to pop up on Zillow etc? 

As a side note, I plan to use Cozy.co to advertise the listing. They list on Realtor.com and Doorsteps.com. I'll also list on Zillow and Trulia. 

Since I will not be using an agent, will it hurt that the rental is not listed on the MLS?

I'm interested to hear about the strategies you use to find a GOOD tenant fast.
