I can only speak of Dallas from hearing other members of a real estate group that I am a part of, and it seems to be very similar to Houston in terms of the differing types of neighborhood and demographics.I can speak about Houston in that, as long as the neighborhood has an active civic/homeowners association, you will not get strange commercial projects going popping up.

Velocity in terms of a market, for me, would be as Bryan stated, absorption rate.

In my opinion, he is not cheap in terms of hourly rate.

What I think is misleading in terms of leverage being good or bad is the basis of how much the home cash flows.

We know what's important to us in terms of basic floorplan (open, big kitchen, large master suite, flexible configuration in terms of rooms, etc).

This makes things a little harder in terms of timeframe because I'll have to hold off on investor marketing until I find/tie up a deal and a syndicator, but I'll do what's necessary.
