If I tried to start today with the same funds I had back in 2018 I would probably own about 10 doors.In my opinion, it is really not a great time to be getting real estate (broadly speaking) - which when you think about it is the whole reason why the Fed cranked up rates - to slow down the economy, inflation, housing sales & price increases, etc.   

@David Tiefenthalerthe only low risk, low-money down strategy for a beginner is house hacking.i've done a few seller finance deals with low down payments, but that was after i was well capitalized and already owned several rentals.

We do complete kitchen and bath renovations and re-designs often down to the studs which far exceeds a typical turnover renovation where you'd maybe do minor repairs, paint and lay floor.I think I could probably manage 200+ units using Buildium property management software (or some other full featured app) without breaking a sweat.
