Matthew Paul the contract specifies no inspection period and buyer to pay 10% non-refundable deposit upon seller acceptance.It's very clear even to an untrained eye to see when things aren't done to building code.Hobbit size doorways and floors built at ground level are obvious ones.

So I am looking at potentially purchasing an over/under duplex  (ground level and basement).  

I just did not have the boots on the ground that I could trust.

They can also keep the land and do a ground lease.I usually look at traffic counts for the area and what they are doing year over year.

We had neighbor that just wanted to cause trouble say she once found an old indian relics on the property and the county made us hire a company to determine that it wasn't an Indian burial ground.  

Many of them are out state or the immediate area, and I am their boots on the ground.  

No grounding, very few outlets, lots of amateurish wiring in the basement, exposed wires, breaker panels are old, etc.

The buildings and grounds may show disrepair and vacancy might be high.The first thing I must have is at least a C complex in a C area or better.

If one makes sense on paper and my family / friends on the ground have a good feel, then this is where I'm not sure what makes sense.Would you fly out to see the property before putting an offer in, or would you wait until inspection, or both?  

Can anyone set some solid, well founded expectations for earning potential for someone who hits the ground running, has experience finding and developing leads, and isn't afraid of networking and hard work?
