Forcing myself to dig deep and get through the overwhelm allowed me to keep the momentum.  

And too many people accept that instead of forcing the city to FIGURE IT OUT.

If I haven't found the client a home that they are pleased with and we are still in the home search phase I would rather release them from the agreement than to force them to proceed with me.

However, upon terminating the company we were forced to pay them 2 months of management fee just to have the leave.

@Eric La Pratt @John WeidnerI came across this issue over the summer and was forced to do research into it...below is a paragraph out of a the email I sent the lender & buyer we were working with at the time.  

If you don't have forced air circulating in the space, then put a space heater below the window.If the mold has permeated through the drywall, and is not just on a surface that can be cleaned, then you may need to replace the drywall.Check with your local utility company to see if they offer free energy audits.

If the state doesn't force you to carry them over and the lease doesn't force you to carry them over, then you can start the eviction process if you want.

Sometimes the government also expands flood zone designations to areas that likely won't flood in order to force more homeowners to buy flood insurance, thus spreading out the government's risk and replenishing flood insurance funds (or so I've been told).

Most bidders will make an educated bet based on the HELOC credit being fully used, default interest rate in place and advances for taxes and forced placed insurance likely, too.
