First 5 years is 50,000 and next 5 year is 55,000 a year.First five is 250,000 in rent X .06 = 15,000Years 6 to 10 = 275,000 V .06 = 16,500Total commission you pay out is 31,500 split between the tenant rep broker and the landlord broker.Make sure you have an out in the contract if they are not performing, have a good co-op offered to tenant rep broker, and make SURE the leasing brokers do no insert getting paid on renewal options down the line.

If you have lived in the house for at least two of the prior five years, you can exclude the profit from Capital Gains tax under Section 121 of the Internal Revenue Code.If your tax return filing status is "single," you can exclude up to $250,000 of capital gains.If your tax return filing status is "married (or whatever) filing jointly," you can exclude up to $500,000 of capital gains.There is no requirement for what the money is used for.
