A portfolio loan on a duplex, tri-plex, or quad may have a lower down payment but I have not seen a portfolio product on a multi-unit have that.

Hello all,My mother-in-law has two houses (one SFH, one two-family) that she owns and I'm about to take over the day to day managing of them, and I wanted to get people's advice and input regarding software for bookkeeping purposes.Through my accountant, I can get a discounted rate on Quickbooks Online Pro for $20 a month, and that's locked in for life.It looks like QBO is not geared specifically towards landlords and rental properties, but is more generic for any kind of small business, although I do see plenty of people giving it good reviews.Of course every product claims to be the best, but I'm curious to get other people's opinion on both QBO and any other software out there that they use.Thanks.

Additionally one credit union I talked to the person was awesome and I really liked their philosophy for dealing with investors...so while her current products don't meet my needs I'm probably going to open an account there and stay in touch so that if I need to switch lenders again I'll be in a good spot to do that.

Account Closed there are portfolio loan products that will qualify either based on the cash flow of a specific property or based on your assets.The "Cash Flow" type of product ignores all taxable income.

That is a conventional lending rule (not an overlay) but you MIGHT be able to find a portfolio loan product that does differently.

There is carpet there but a ton of other building products.
