Make a list of what's important in the terms that you are looking for... why you are looking for this type of loan... how you plan to use it... maybe even have a pre-written business summary with a Personal Financial Statement (most will require this) to show your past success and what you plan on doing in the future.

Since he does not use the condo as an investment i'm not sure if a 1031 exchange would still be possible, I sent an email to a 1031 attorney I know but was hoping to get some feedback from hopefully someone who has dealt with a similar situation.

If your contract says materials (a blanket statement) and that you were supplying the fixtures only, I would argue that the subcontractor is getting ALL materials needed to get the scope of work completed excluding the fixtures you are supplying.

If the tenant doesn't respond appropriately to the initial legal notices to comply with the terms of the rental agreement, then we turn it over to our attorney to proceed and their process server will deliver subsequent legal notices.For simple communications, some landlords have success with email and/or texting.
