You each can set aside some money each month into a reserve account so you have some capital to draw on for repairs that affect the whole house.

When dealing with tenants and especially low income tenants here are a few thoughts based on 20 years experience and a few evictions:1.

It's strange that you've had little interest in the portfolio of properties...unless they're not producing income or improperly priced based on location, condition, etc.
