The difference is you have the risk concentrated on a very small sample size.

When you are forming all sorts of small partnerships with no real "corporate" backing and pooled asset base to provide security for the counterparty, typically you can't get a swap.At the end of the day, I was just talking to an LP in some deals that are going south.

I do not trust an email attachment to come directly from the Tenant with a Screening report, I can see how those will quickly become fraudulent!

If all those are growing and in the right direction, you're actually hoping over time the property becomes even less intrinsic to buy so the earlier you get it(assuming price moves up over time) the better. 

That land is directly in the path of growth with many local farmers in the area selling their land to developers putting in high density housing. 

Someone I know owns section 8 properties, he doesn’t have any issues and the rent gets deposited directly to his account.

You should obviously have your attorney (Steeped in Colorado landlord/tenant law) review the document or just get a form directly from your attorney.
