Hard money lenders also don't really like to lend to owner-occupants due to compliance issues, so I guess it depends on exactly how you set up the process.

So, it would be smarter to let people see the unit but prepare legitimate reason for not renting - credit score, income requirements, etcDon't take application when/if you know you're not going to rent them or they won't be qualified.Application fees are not refundable but I do read them whole list of requirements and explain in details.Like:"if you ever had an eviction, don't apply - the fee is not refundable", and eve explain that eviction is not their things thrown out of a house but simple process when their landlord file anything against them in the court.You can tell them on the phone though that you've just got an application and processing will take few days with your accountant, they can see the property but you won't take an application at this time.

Hi everyone,I'm just reaching out to see if there are any TN real estate professionals that know the length of time a property can be delinquent on taxes before the state steps in to begin the foreclosure process.  

This process has been like pulling teeth trying to get people to share information with me how they are buying properties without having to go to sheriff sale.  

It was listed on the MLS for about 6 months, then lien-holder said they were starting the process to short sale.

The PM I originally hired was soooo nice at the beginning, educated me about the PM process, had a good rate, assured me that they had my best interest in mind.

I am currently in the process of seeking out options for financing the property of my liking but my credit score right now isn't the best.

@Jared CauffieldI don't know for sure what the exact process is in Fayetteville, NC, but there's probably some similarities to what I've seen in the Cleveland, Ohio area.

The broker is waiving fees and commissions and I will get to learn the process on my own house, even if not under my own license.
