Finding REO or Pre-Foreclosure Properties and Purchasing to flip

Hello everyone. I have been on the hunt for finding REO or pre-foreclosure properties. I have been sitting in at the Sheriff Sales and there is someone in town that usually buys most of the decent properties with potential to make any money. I have been looking at alternative routes to purchase investment properties and can't figure out the best way to do so.

What would the best way to search for pre foreclosed properties to purchase before they get pushed to the sheriff sales?

This process has been like pulling teeth trying to get people to share information with me how they are buying properties without having to go to sheriff sale.
