. / median household income / median house price for this community, not the entire city.It is much more difficult to "flip" the house in today's market due to the lending crunch so buyers are fewer and further between.If you can get enough rent to positively cash flow the home, rent it for at least a year.

That equity is a safety cushion so that you don't find yourself in an upside down situation, where you have a mortgage balance that's higher than what the house is worth.

It balances out the good years that had good profits.Or you can be going along, not having much in the line of expenses and have a tenant go off the deep end and end up with a very bad move-out that costs a bundle.
