We are an hourly rate firm, but when I take on new work I always provide (and commit) to a range based on the circumstance presented, and then when the records arrive let them know if I anticipate any issues with that range.

As for growth in the real estate market we just closed on 4 properties in the USVI both commercial and residential so we are expanding and opportunities are definitely presenting themselves during this time if you are cash heavy and able to invest.

My list includes:• Getting new keys for the units• Writing a welcome letter that introduces myself as the property manager - not the owner• Doing an inspection of their unit to see any deferred maintenance that may need to be addressed• Setting up how they will be paying their rent moving forward - I was thinking of direct deposit but thoughts/suggestions on this would be helpful tooSome info about the tenants if this helps; They are a married couple with 3 kids and two cats.

It's hard to stand out.There are some owner-occupied segments with people who share motivating factors for selling their home.Seniors with Long-time Ownership: often ready to downsize or transition to assistance.Homeowners with Low Financial Stability Scores (FSS): Struggling financially and likely ready to cash in on their asset.Both these categories have additional advantages in that they probably don’t haven’t been updated and may have deferred maintenance.
