Also, you do not have the same consumer protections for investment property that you do for a primary residence, so take the time to read through everything, ask settlement attorney or title company what fees you can still be responsible for if deal doesn't go through after you hire them.

Switching software a year or two from now will be very time consuming and expensive so it's best to do your research up front and make an educated decision rather than asking a bunch of strangers on a forum. ;)
