Those cheap areas look good on paper until realize how high turnover costs truly are.

This way we could even do some sort of hybrid seller finance until loan assumes kind of deal, or am I just completely wrong in all of this?

All have a generally cheap barrier to entry and have potential for cash flow.

We have lots of hungry investors wanting to do deals here but capital is an issue. 

Even if demand increases any advantage to the side of demand will only ever be short lived, as there is endless cheap land out there for supply to quickly catch up and surpass that demand.

Has anyone had to deal with anything like this, can anyone give any advice?
