Lots of small apartment buildings 3, 4, 6 unit buildings near the town center or commuter train if outside a larger city.You want to smoke out the owners of these rentals?

In reality, it may be tough to get that great of a lease to actually allow you to make much more than a management fee with your tenant, the key will certainly be your lease with the owner.Your tenant lease expires and they move, or, they go out of business, you're still on the hook, so your lease to tenants still needs to be competitive to get out from under your obligation.Commercial, residential for that matter, leasing is profitable in large numbers, starting off you're really at risk, the effort for what you get isn't worth it, but if you can bite off a strip center or office complex you can reduce those initial risks.The comment as to seller financing vs the MLO, the real profit is in the ownership, equity, appreciation and tax benefits, not so much in a few bucks per door.

I always have my tenants provide an emergency contact number and in the event a tenant dies, goes to prison, ends up in a hospital long term, etc I will notify their emergency contact about their belongings.

My experience is that many agitated dogs belong to people with other issues as well, some of which don't make for great neighbors.

The rental agency had a last minute rental and forgot to tell the owners, who quickly gathered their belongings and moved to a hotel.Rental commissions are high in resort areas usually in the 12-15% range, but have heard as high as 25%.

Great area, with a lot of nice shopping centers, next to a great high school, and a Costco coming soon as well.
