Advice for a Landlord in need

Any advice or Any resources for a small construction loan? I have a rental that was trashed by tenants and now its going to take some repair work before I can put new tenants in place. I don't want to let it sit vacant more than a month. Any advice on where to get a quick bridge/construction loan would be appreciated...Conventional loan won't work, I need something creative.

Find contractor that will perform work before getting paid, allow him to place a mechanics lien on property to be released when you pay him. Get new tenant to pay first and last months rent in advance (giving up any security deposit if need be), and pay contractor off with rent payments releasing mechanics lien.

or

If you have no lendable equity in property, but still have some equity, find a partner to buy half interest from you for the fix up money and to fund an emergency operating capital account.

or

Go to a peer to peer lending site and pay whatever you have to for a small short term loan.
