If you own fewer than four rentals and you don’t use a broker or agent to rent your property you don’t have to adhere to the fair housing act.You aren’t  required to modify the property at your expense to accommodate the disabled Tenant.

But, would that not be illegal and acting as a unlicensed broker/agent?

. :) Bobby, I find this post funny, you were just posting about how they suggested that you made 10+% ROI the past year and how could they say that, that they do not know their numbers and that it was actually 7+% ROI and got uppset about it. yet here you are making assumptions on what they make on the money you paid. why don't you ask a PM their costs, i think you would be surprised like Russell said. they do have to rent that office space that the Broker owns btw, Staff, Insurances' ( car,office, error & omission) , plus they have many other costs involved with the business.

Do you buy from a turnkey broker or do you have a team in place?

Some lenders also don't do credit pulls, or they only do soft pulls, but this seems to be a minority.Your other option is to work with a broker for your loan needs. 

I was the agent that brokered the deal (for myself) and I managed all renovations.

@Mike McCarthyIn NC, you can only manage properties that you own without a broker's license.

I've spoken w/ 1 broker & it seems hopeless for us.

I've reached out to brokers all over the southeast and I'm struggling to find someone that understands what an investor is looking for (or even to get a reply).
