Help with a mortgage problem.

My family is in race horses, we are looking for a large property to create a training facility on. The training facility would make millions in a few short years. Horse racing is taking off in Mass because of the new casinos. We have been very successful in N.Y. state in the past. But life happens. 

We have found a few great properties, but one is perfect. It's just NW of Worcester MA. Our credit is not great, but a family member has perfect credit & willing to co-sign for us. He also has about $200k in investments and $50 - $75k cash to invest in our dream. The property is about $750k. We are looking for the best mortgage for us either using just that cash or cash/asset for the down payment.  I've spoken w/ 1 broker & it seems hopeless for us. Does anyone have any advice??
