It seems the biggest advantage to crowdfunding is to investors wanting to get in on higher priced deals with lower entry point. 

It's been my experience this person named "everybody" usually knows nothing, but is the most common "expert" on all that is...and probably the biggest killer of dreams.The last person to leave was asked the same questions.  

My biggest hurdle is going to be financing the first deal but I hope to get some insight here.

That will be my biggest obstical I think.

Multifamily properties are the biggest tax shelter I know of.

I'm sure there are areas south of San Jose and north of SF (like Santa Rosa) that are in need of comm. dev.Here in Phoenix, all the people that moved way outside of the city to get the biggest home they could afford are now looking at long commutes and horrible traffic (since the freeway system wasn't even ready for the growth).

But my biggest experience with foreclosures was back in Houston during the '80s.

The down side is you have to put forth the effort and take it serious.
