Two, just because there haven't been any claims now doesn't mean that someone didn't slip and fall during that time and just hasn't brought it up yet.

I also agree with the approach of @Caleb Heimsoth .While I'm big on investors getting returns I think the pendulum has swung a little too far and the entire global economy has to start paying attention to affordability in the form of wage increases.Too much capital is sitting on the sidelines while wages aren't increasing.

I’m seeking referrals to investor friendly agents who understand the house hack approach and can help me creatively find and create a $0 cost of living scenario.

If you need it before the maturity of the CD then you can pull it out immediately and you'll just lose the interest you've accrued (or a portion of it).A more risky approach would be investing a portion (maybe 10k) into a stock fund like SPY.
