There could be a variety of reasons for that, but it's probably the reason you haven't sold yet (though I too would probably advocate for you to keep it as a rental.)I'm a director on the board here within the local MLS/association, and within every Realtor association all the way up to the state level at CAR. 

So if you want an analytical approach to success.. you need to NOT pick a strategy based on what direction the wind blows.

This is due to the large hailstorms (although like mentioned above they don't need to be replaced every time hail comes through), tornados, ice storms (although these aren't that often), the heat does a number to shingles, and the wind, oh my word the never ending blowing up to 40 MPH on a clear blue day for no reason wind!

I want to say 5/10 are into it, especially if you discuss splitting profits 50/50 then you're not on a lease + instead of getting $1400 in rent they will probably get around $1900 which is mind blowing.

Partnerships tend to blow up, like any relationship, when roles aren't clearly defined early on.
