At the same time, i feel like i cant really approach a wholeseller with this issue because the purchase would have to be Fannie Mae financed and most wholesellers make their bread by advertising fast, painless, cash transactions.

$1850 - (7% x $1850 = $129.50) - ($1130) - ($60) = $531.00 cash flow, but what about HOA fees, trash removal, sewer fees, vacancy percent, 8% to 10% for maintenance for a hew water heater, AC, furnace roof, painting, plumbing, drain & sewer repairs, cleaning & repairs when tenant moves. additional costs on top of the 7% management fees for showing the unit when it is vacant, advertising to rent, signing and re-signing leases and many more fees that management companies charge.

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.

In west tn aartments ive paid from 25k with 400 per door income to 32k with 500 monthy per door per unit.Most deals ive seen are advertised as 8 to 10 cap and actually perform between 7 to 9 cap.

For advertising rooms, I use Craigslist, Zillow (Zillow will cross-post on other forums like Trulia, hotpads, etc, but won't actually list the room on Zillow), and my alma mater forum (I live close by to where I went to college).
