I will be more diligent going forward when it comes to looking at properties in person, especially if it’s a person that has an interest at stake and are willing to pull a fast one on me.

I have a clause that authorizes me to contact that person in case of "death, incapacitation, or incarceration" and work with that individual to coordinate removal of belongings, payment of rent, or even a refund of deposit.When someone dies alone, there is always a police investigation to ensure no foul play.

I initially rented the home $150 less than similar homes at the time because the tenant was a "known" person and they could not pay more (at the time the tenant had a lower paying job than today), plus it was convenient for me to have someone mover right away.
