Lets say out of the 5 flips, 2 of them are light rehabs (minor repairs of a day or two and lets say carpet) 3500ish , 2 of them are 3-4 days of repairs with carpet/paint, 5-7k.

The natural reaction to a rent raise is to be unhappy, however if the tenant knows they've been "getting away with it" for a while, they may not really get upset, even if they show disapproval.

All bikes are hot after use so depending on how she parks someone touching the cylinder head it could be an issue but that someone would likely need to be kid sized to naturally reach out at that height.
