the plan is to buy the land and start building right away on the two lots that are ready while the other lots are mapped. the market I am looking at is solid, low DOM for any good listings in this area and the city is going to waive a lot of fees since they want the housing and I am working on an infill project.

We had it on a Heloc for 3 months, then did a cash out refi- This thing was TOTALLY redone and needed more love this past 12 month- Can I take a $15k loss on this due to the fact that I have easily spent over 100 hours this past year running it, staying at the actual cabin, paperwork, book keeping, purchasing items, etc (BTW, this would not include travel)- I have those miles listed out separately.- If so, would this be a deduction from my wages that I have earned in 2023/Thanks in advance- Janis

I'm seeing other section 8 listings in the area mention that the tenant is responsible for their own appliances, so I feel like I'm missing a simple solution here or is it possible that section 8 would do the inspection, pass, and just inspect the tenants appliances later?
