Unfair or deceptive contact by the holder of a tax certificate to a property owner to obtain payment is an unfair and deceptive trade practice, as referenced in s. 501.204(1), regardless of whether the tax certificate is redeemed.

IT had to have been from the early 90's. 

I have done many 1031's and my tax guys always tell me this quote ^^^ is what determines the 'sniff test'.

Here in Denver my least expensive sec. 8 units are $1,350 for 2/1’s, $950 for studios.

Also due to major medical bills my Ficos dropped to 700+- though after working with them my current ficos are under 800 and should be in the low/mid 800's again pretty soon!

I'm happy to give you 1000's of reasons why, but to sum it up we have a large military population, beaches, and colleges; all of which have stable performance, return, and appreciation.
