I'm not the biggest Dave Ramsey fan, but in your shoes I'd say take a page out of his book and start with $0.50 a day.

I also have a FB page and other social media / online pages with my company name. 

You'd be better off spending the money on a good web/landing site for motivated sellers, and marketing

I would venture to guess that a quick post on your local REIA facebook page would have found you multiple investors willing to make a quick 10-15% to float the deal.

If the current owner has a copy of his closing documents, there should be a page that outlines whether or not the lender I going to allow it.

From there, Yellow Pages can lead you to the same information, as sometimes a contact phone number.

Sometimes the family members will be listed and  the funeral home will have an online page where some of the family or friends will post their condolences.Other than that, I have a PI that charges $50 to run a skip trace and he bats around 500.

I used generic forms for my first wholesale deal, and ended up with a sharply worded two page long email from the closing attorney outlining everything that was screwed up.
