There are some crazy, super complex strategies that could theoretically work, but it's a long shot.

We are looking at a house on the West side of PCB and wondering everyones recommendations- would you choose a house- 2 blocks from beach with a golf cart- (I can link the VRBO for anyone to see) or go with a Townhouse in Horizon South.  

How long does their property turns usually take?  

This is a Cole versus Pepsi debate.We exclusively use VRBO, simply because we are on an annual subscription model.

Does anyone here run profitable rentals (long term or short term) and would be willing to share some good locations / strategies on getting started? 

I think PadSplit uses an LLC that does a long term rental, then each tenant has a share in the LLC for a length of time.

We keep hearing about the knob and tube rebate, but we are seeing that it is income dependent and so as soon as you make $75K (for two incomes) you are pretty much disqualified.

But your goals, timelines, etc are not outlined at all.Common issues I see on these forums: everyone thinks they are getting a little cash flow, but over the long term, they are a) not getting as much as they underwrite and/or b) typically hurting long term value by creating cash flow through deferred maintenance.
