I've played around with some of the above, but truth is, like stock analysers, these tools make a lot of assumptions on the future based on history (which maybe valid), dazzle up a lot of numbers, and I'm afraid I'll fall into analysis paralysis if I dig in too deep.My response sounds a bit too simple, I'm aware, but so far my gut hasn't failed me!

In my research I've found that I'm not allowed to charge a pet deposit for service animals and that it appears that as a landlord, I have limited/no ability to validate if the animal is truly a service animal vs. a companion.

Make sure to get quotes from LICENSED and INSURED contractors, preferably ones that will warranty their work, too.As stated above, you'll want to make sure to get a few quotes, but be respectful of the GC's time as they won't like to be on-site quoting a property with another GC doing the same there who they're bidding against.Make sure you get connected with a contractor who is familiar with the REI community and may already have vendor connections - paying full retail is never ideal.As far as junk services are concerned - easy enough to google search and they should be able to come to you and will charge per the truck load/sq footage.

You (and the flooring product) may have some tolerance for minor peaks and valleys, but also be aware that anything outside of the manufacturer's specs is going to void your warranty
