In their cases, I got proof they were students in good standing.As mentioned, though, you could get a person recently moved to the US for a job with a fresh SS#, so you have no way of knowing if they'll be a good tenant, because they will have no credit history yet.

Honestly, if you can afford to get rid of current tenants and start fresh - assuming the rent will be significantly higher - you will have way fewer hassles.

Unfortunately in Oregon there are some landlord tenant laws that make it difficult to clear out tenants since the no cause eviction is at minimum 90 days for tenants occupying over a year with some select exemptions which don’t apply to this situation so I couldn’t start fresh with new tenants and I do expect some headaches in the near future but plan to get them out and replaced with better suited tenants as quickly as the law, and financing allow.

You might actually improve your score by filing a chapter 7 and starting fresh.
