Although I had originally purchased as a buy and hold, I made a few repairs and got a call from a local investor interested in making a deal.

Growing up i always used to love playing lemonade tycoon and all the other type of tycoon games i guess its always been a calling from the jump. 

Only down side is sometimes neighbors feel inclined to call you about every problem but for the most part has been a cheap way to market my services in buying houses.
