It all really goes back to your lender, who should be a part of your team. 

After you can check all of the boxes I just mentioned start looking for deals, financing assemble your team and then go for it!

Just from eye-balling this it could take me years to save enough for a down payment for that first property..I'm lost at how to get started in this.My idea for my first property was to buy a duplex, fix it up a bit, and house hack it.

I'm using Liberty Bank for some Security Deposit accounts right now, and although I like Liberty for many other things, all 3 branches I've tried are LOST when it comes to security deposit accounts.I have a unit that will be rented to a group of international Post-grad researchers later this year. 

The tenant on welfare is a lost cause though as that can't be garnished, but good to have the order in case the tenant tries claiming that they paid rent when really they didn't.PM me if you need help or have any questions.

Long story short, the third guy apparently lost his job and he's isolating himself from his two house-mates. 

Lost job and had to move across state in 2016 for work but rented it out; currently rent is $975.
