Sounds like xhome  (auction. com)....the “starting bid” is an irrelevant teaser number to draw bidders.

I can’t help but feel like there is something I am missing and want to hear from any experienced investors that may have an opinion on why it would be more advantageous to make a draw and pay it down as opposed to doing the whole thing with cash.

Hope I can help you out to come up with architectural design and drawings for planning approval and building permits. 

My PM suggested an architect, rather than a home designer or draftsman to draw the plans.

And I would also prefer a firm that has the time to answer one off questions in addition to drawing up legal documents and doing taxes.Thank you,Jason 

The Desi Draw in my opinion is purely Property Appreciation. 

Their terms for HELOCs on Non-Owner Occupied Homes are listed online, but terms for me were 80% LTV, 10yr interest only draw period, 20yr repayment. 

We haven't even received the drawings back from our builder yet.

The city is requiring that we draw up new plans and do new inspections.

The purpose for looking for a HELOC opposed to a re-fi is the flexibility of pulling money out in draws, and the low fee structure compared to a re-fi with closing costs and greater points.
