Guidance regarding rentals

Hello,

    I'm currently 19 years old and Mr. Brandon Turner's books have affected me really well. I also plan on investing in multifamily rentals in a few years. 

    The only catch is that I found the rent to price ratio is almost 0.5% on average in not only my state but also the whole of India, while the estate loans are at almost .7%.

    I really walk to start this path, but just don't know how to deal with this.  Please advice and guide me.
